Canberra Unit Market

A recent study has found Canberra has among the lowest levels of property discounting in the country.

In February 2009, units in Melbourne, Brisbane, Adelaide and Perth were discounted on average by more than 6 per cent.

Jane Kusetic, Real Estate Agent from LJ Hooker Manuka says Canberra has had the lowest levels of vendor discounting of units of any capital city, at 3.6 per cent.

All this means is that unit owners that are looking to sell in Canberra are across what prices people are willing to pay.

Canberra hasn't been subjected to wild fluctuations in prices in recent times - there hasn't been a big boom or there hasn't been a big slump.

At the moment, what I have found when dealing with vendors between us we work out what we think their property is worth and this is fairly closely aligned to what the general market will pay for the properties.

Jane says those looking to sell units could even set higher prices.

And also people looking to sell units should be setting their prices a little bit higher and just being wary that they may have to negotiate down - but they may actually end up getting themselves a better price, she said.
