Home renovations, where do you start?

The big decision has been made, you are now so sick to death of the old tired look your house has had for many years and you have no idea what to do or how to do it, where to start or what direction you should go. You are not alone, and I am here to help.

If you look at the before and after photo’s that I have taken on this page, you can see how it has transformed the old home and updated it to a new fresh look that won’t date for many years to come and as a result of the renovations that I did it has added many thousands of dollars on to the value of the properties.

A renovation does not need to cost an arm or a leg with careful planning you can turn a property from an ugly duckling into a beautiful swan.  I love buying property and have managed to pick up a home cheaply and found that many people have overlooked the house as they haven’t the imagination to see what it will look like in the finished state or it looks too hard or expensive to renovate.

Selling a home and want to get top dollar?

When you decide to sell a home you need to look at the house through the eyes of someone that will be running a critical eye over your property. Now is not the time to be doing major renovations as you’re selling it, but it does pay to improve the look of the property without over capitalising in order to get the dollars you are looking for.

The critical eye will start from the time the property is advertised and if it is has grass that hasn’t been mowed for 6 months and the general look of the yard is not appealing you won’t even get a person coming though the door to make an offer.  Often when a property is advertised people will do a drive by and in that split quick second will have viewed the outside of the house and made up their minds not to even have a closer inspection.

If you are short of time get someone in to do the garden tidy up, trim trees and branches, new mulch over the garden, hoses put away and definitely pick up toys and bikes.

With selling the property will it have any furniture left in it, do you have a knack displaying furniture so it is eye catching and attractive to prospective buyers, or do you have the right knick knacks out that create interest?  It has been proven that a property sells with furniture as long as it is displayed correctly. 

But be careful here if it is dated or looks cluttered it can go the other way and turn people off, as what you want to be doing is selling the dream to prospective buyers and have them thinking of how it will look with their own furniture in the different rooms.
